Empty Office Space Makes Renovation an Option

Pandemic restrictions have essentially been lifted, and many companies have implemented a return-to-work policy. But for several companies, it won’t be a return to “normal”. Many businesses have adopted a hybrid schedule, while others are deciding not to return at all and stay remote. That means a lot of office space is sitting empty in Omaha.

The surge in empty office spaces means renovation may be a more feasible option than building new for companies considering a change. Renovation can be a quicker, less expensive option than building new.

The Prairie Construction team recently helped Colliers International with renovation of an existing office space in the Northpark area.

Renovation projects often take less time than a new build and can be less expensive, but there are other considerations. Plans may be limited to the existing infrastructure, and the space made need modifications to comply with updated codes.

Drywall is going up, lighting is being installed, and soon glass walls and fixtures will be put into place, followed by paint and the finishing touches!

We have learned a lot being on this end of a renovation project – and we have a whole new appreciation for our clients as you attempt to maintain operations throughout a construction project!

As many of our clients do, we made the decision to continue working in our office throughout the renovation. Construction projects are messy and loud and disruptive, and our staff has displayed amazing patience and dedication throughout the project. We appreciate their commitment to maintaining operations throughout this process.

Sarpy County Better Homes & Garden Real Estate Project

We recently completed the renovation of an empty suite in a new strip mall to allow for a rapidly growing real estate company to expand into Papillion. Better Homes and Garden Real Estate expanded into the Midwest in October 2015 with the opening of its first office in Omaha. The company has been growing rapidly ever since.

The strip building located at 90th & Highway 370 in Papillion was ready for tenant renovations, and was ideally located to allow the real estate company to expand in the area. The 3500 square-foot renovation includes modern offices, a spacious conference room and an employee break room space.  The new branch location will allow the real estate company to expand into Sarpy County, and continue its growth in the Midwest.

We worked closely with agents Tom and Jennifer Simmons on the project. “Tom and Jennifer were great to work with,” said Steve Rease. “We are very proud that we could be a part of their growing success.”

The renovation project took ten weeks, allowing us to meet the owner’s desired completion date. It is exciting for us to see local businesses experience growth in our community, and we were grateful for the opportunity to play a role in that growth!
